7 Up-And-Coming Neighborhoods in Omaha That Will Make You Want to Move

There’s no denying that Omaha is an incredible place to live. Our beloved “Gateway to the West” has earned several accolades as of late including mentions as one of the best places to live, one of the best places to raise a family, and one of the best cities for millennials. There are so many reasons you should consider moving here, but at the top of our list is our neighborhoods, each boasting different personalities and different cultural attractions. We love them all, but some have been garnering more attention than others over the past few months!

So without further ado, here are seven up-and-coming neighborhoods to consider around town — neighborhoods that are booming with culture and new developments, but haven’t lost their classic Omaha charm.


The best up-and-coming neighborhoods in Omaha include: 


Aksarben Village

The Lowdown: Aksarben Village is a self-contained community in the Omaha area located on the western side of town. The real estate market here is thriving as more and more people realize what we’ve known all along — that Aksarben Village is a truly great find, and one of the best neighborhoods in Omaha. You’ll find everything you need in this fresh, exciting community, including a complete retail center, delicious restaurants, picturesque parks and a friendly, tight-knit atmosphere — plus concert series during the summer months! Fun fact: Aksarben is actually “Nebraska” spelled backwards.

Highlights: Herbe Sainte, Aksarben Cinema, Stinson Park, Spirit World, Jimi D’s, and the Aksarben Curling Club.

Omaha Bicycle Co.

The Lowdown: North Benson and South Benson, the neighborhoods surrounding that incredibly popular stretch of chic shops and trendy restaurants on Maple Street, is the perfect area to explore on a sunny Omaha day. Although Benson has always been a staple in the Omaha community, it has been garnering more attention as of late. There’s a new vibrancy and energy in the neighborhood that is attracting an eclectic clientele—foodies, musicians, lovers of music and people of all ages who enjoy having a good time. You’ll find buzzing breweries with patios perfect for people watching, top-notch music venues (including the renowned Waiting Room Lounge), and welcoming yoga studios. In fact, Benson was listed as the most hipster neighborhood in the entire state by Buzzfeed!

Highlights: Hardy Coffee Co., Yoga Now, The Omaha Bicycle Company and Krug Park.

Blackstone District

Blackstone District

The Lowdown: Known for its murals and well-maintained homes, the Blackstone District sits within the recently revitalized Midtown Crossing Area. It’s also home to the magnificent Blackstone Hotel, home of butter brickle ice cream and the original Reuben sandwich, and an icon on the National Register of Historic Places. The lively, pedestrian-friendly area stretches along Farnam Street, and provides plenty of cultural attractions for residents.

Highlights: Coneflower Creamery, Nite Owl, Pranam Yoga, Archetype Coffee Shop & Roastery, Scriptown Brewing Company, Ponderosa Cyclery and Almost Music.

Dundee – Memorial Park


The Lowdown: Nestled in the heart of Omaha near Memorial Park and Elmwood Park, this charming community features beautiful homes, tree-lined streets, a vibrant retail center and a top-notch school district. In fact, in 2011, the Dundee-Memorial Park neighborhood was named as one of the nation’s 10 best neighborhoods by the American Planning Association! Residents of the neighborhood are very tight knit, regularly hosting community events like the annual Fourth of July parade and the Dundee Days Festival. Walking through the neighborhood, you are more than likely to see a friendly face or two!

Highlights: Dundee Dell, Baela Rose, Memorial Park and Elmwood Park.

The Lowdown: Leavenworth is known for its moderately priced homes, picturesque parks, great schools and proximity to shopping and nightlife — and it also boasts one of the highest walk scores in town! It’s a popular area for people of all ages and walks of life, and though this information is not new by any means, the neighborhood is experiencing a renaissance of sorts. Certain areas within Leavenworth are being revitalized with new retail spots and restaurants, and since the neighborhood is located in the heart of Omaha, more businesses are starting to call it home.

Highlights: Midtown Crossing at Turner Park, Spielbound Board Game Cafe and Farine & Flour

Little Bohemia

Little Bohemia

The Lowdown: Little Bohemia (otherwise known as Bohemian Town) is a historic neighborhood in the Dahlman area that was founded by Czech immigrants in the 1880s. Though we’ve always considered it a wonderful place to call home, the neighborhood has been stealing the spotlight as of late with its recent revitalization. In fact, it’s currently undergoing a two-million-dollar redevelopment plan, which will ultimately result in urban art exhibits, a new barber shop, a new bakery, outdoor dining areas and more. Those who live and work there claim that they are excited about the changes that are expected to come, and honestly, so are we!

Highlights: The Prague Hotel, The Omaha Creative Institute and Vincent Outfitting (opening soon!).

The Highlander Neighborhood

The Lowdown: In October 2017, the Omaha World-Herald reported a renaissance in North Omaha, anchored by the new Highlander development. The new development boasts new and architecturally trendy rental housing, which is drawing in young professionals, new families and creatives to the area. The development is the first of many new things to come to the neighborhood according to the Seventy Five North Revitalization Corp., a group led by Othello Meadows dedicated to facilitating the revitalization of a healthy, sustainable and mixed-income neighborhood. It’s definitely an area to watch!
